UAE property transactions involve paperwork between owners, buyers, tenants, agents, banks, and the land department. Here's what to expect, in order — and VAMAR prepares all of it with you.
Owner / seller side
4- Title Deed (Mulkiya / Oqood)Proof of ownership issued by the land department.
- Passport & Emirates IDIdentification for the registered owner.
- Listing Agreement (Form A)The terms under which VAMAR markets your property.
- Service Charges & NOCNo Objection Certificate from the developer, plus settled service charges.
Buyer / investor side
4- Passport & Emirates IDIdentification for transaction registration.
- Mortgage Pre-ApprovalFrom a UAE bank if you're financing the purchase.
- Proof of FundsEvidence you can complete the purchase.
- Buyer Agreement (Form B)Authorises VAMAR to represent you as the buyer.
Tenant & landlord
4- Tenancy ContractThe signed lease between landlord and tenant.
- Ejari RegistrationOfficial registration of the tenancy in Dubai.
- Security Deposit ReceiptTypically 5% of annual rent for unfurnished homes.
- DEWA & Cooling SetupUtilities and district cooling activated in the tenant's name.
Closing & transfer
4- Memorandum of Understanding (Form F)The signed sale agreement; deposit usually 10%.
- Manager's ChequesCleared funds prepared for transfer day.
- DLD Transfer AppointmentTitle transferred at the Dubai Land Department or trustee office.
- New Title DeedIssued in the buyer's name on the day of transfer.
